Regulations and constraints our engineers work within
- Fair Housing Act. Advertising, search filters, chat responses and ad targeting must not discriminate or steer by protected class. This applies to AI agents and ad audiences, not only human agents.
- FCRA. Tenant screening reports are consumer reports, with adverse action notices and dispute handling, plus local rules on criminal history and source of income.
- TCPA and state telemarketing laws. Calls and texts to leads need the right consent, which is central to any outbound AI agent.
- RESPA and TRID. Rules on settlement services and referral fees and on mortgage disclosures shape how platforms connect buyers to lenders, title and escrow.
- MLS and NAR rules. IDX and VOW display policies, data licensing terms, and practice changes after the 2024 NAR settlement, such as written buyer agreements and keeping compensation offers off the MLS.
- Privacy and payments. GLBA for mortgage-related data, CCPA/CPRA and other state privacy laws, and PCI DSS scope for rent payments.
